Lakeshore Repairs Coming Soon

2015-03-09__Idell_LakeshoreDrainageFor those of you who called yesterday and others who are curious, Petty Landscaping is working on the Idell’s drainage to repair the rock wall and re-channel the drainage swale along Lakeshore. Work should be completed today.
LinksCloggedCulvertIn the next few weeks (depending on continued dry weather) L&L Asphalt should be able to complete the work on Lakeshore which will repair the damage done by heavy rains. They will unclog the culvert between the Links and the Idells (18981 and 18948 Lakeshore) in front of the Kelsays (19355 ), the Magees (19043) and the failing valley gutter between the Lowells and Littles (19053 and 19065) where L&L will do additional work for the homeowners replacing the wooden flume with a concrete version with curbed sides. For more detail on the work approved, 2016_L&L-Asphalt_Estimates.Lowell-Little_WoodenFlumeIf you would like additional work done (on your driveway, for instance), now would be a good time to contact David Lockridge at L&L (903.561.2887).

Outdoor Escapes

In the past few years, I’ve watched as the Knotens, then the Roberts, have put in retaining walls and nice back patios or kitchens. With our large yards, we have big canvases to work with and many of our neighbors have added more living space to their homes by creating these outdoor escapes.

I recently had an opportunity to photograph the wonderful space that Gena and Dr Roy Morrison commissioned Scott Greene (Boulevard Homes) to create in their backyard. Using the surrounding hickory trees as a design motif, Scott has created a “fire/conversation pit” (shaped like a hickory leaf) that allows for an appreciation of our lovely surroundings here in Country Place.

Neighborhood Vitality

One of the clearest signs of a healthy neighborhood are updates and maintenance, so it’s good to see painters, chimney sweeps, yard crews, and masons working in Country Place.  Today, for instance, Enviro-Care is working on a new retaining wall for Jim and Dolly Walker at 19551 Lakeshore. Across the street at Ron & Debbie Rogers’ home, Flamingo Pools is busy clearing trees in preparation for building a new swimming pool. And at 19186 Big Timber, construction workers at Al & Kelly Flanagan’s are busy adding square footage in anticipation of their 4th child.

Curious about what your Country Place home is worth? Or how accurate the appraisal district’s valuation of your property is? Our unique Market Snapshot technology will help you answer that question and more:

• What is the supply of unsold homes in my neighborhood?
• How fast are homes selling right now?
• How do actual selling prices compare to listing prices in my area?

Most free home valuation websites are using public data that’s a year old…in the fine print you’ll see that they promise no better than a 15% margin of error, or about $45,000 on an average Country Place home. Our Market Snapshot will give actual market information based on sales that are limited to the past 90 days…the cut-off for most lender appraisals (vital information for anyone interested in selling or re-financing their home).
